The cash you need is not just the deposit
Affordability conversations usually stop at the down payment, but a transfer needs considerably more cash on the day. Stamp duty alone is close to 4% of the property value and cannot be added to the loan.
On a Rs. 30,000,000 property with a 20% deposit, the buyer needs Rs. 6,000,000 for the deposit and a further Rs. 1,199,000 for stamp duty, before legal fees, valuation, and bank charges.

Assessed value is not always the purchase price
Stamp duty is charged on the value the Provincial Department of Revenue assesses, not automatically on what appears on the deed. Where the assessment is higher, duty follows the assessment.
This matters most on properties bought below market value, including transfers between family members. Budget against the assessed value rather than the agreed price, and ask your notary what assessment to expect.
Term length and total interest
Stretching a loan lowers the instalment but raises the total considerably, because interest accrues on the outstanding balance for more years. The monthly saving is usually much smaller than the extra interest it costs.

- Going from 20 to 25 years saves about Rs. 11,500 a month and costs over Rs. 12,000,000 more in interest.
- Most Sri Lankan housing loans are variable-rate, so plan for the instalment to move.
